One of the most exciting things to do as someone building their first dream home, is to look for inspiration online.
Here at Single Builders, we believe in helping you create a home just right for you, but we also think it’s important to be financially responsible. And that’s why we believe in managing expectations.
Many first home buyers come to us with beautiful pictures from Pinterest and mood boards they saw in glossy magazines. They show us impressive facades and bedrooms, right out of mansions. Of course, it is possible to recreate these looks (budgets permitting) but it can be difficult to achieve in your very first build.
When gathering all of your inspiration, is it also a good idea to do some price research at the same time on different products, to gain an understanding of how this could affect your overall budget. You can then make a well informed decision when it comes to doing your actual selections on your new Single Builders Home.
It’s a stepping stone
What we always try to convey, is that a first home can be a great stepping stone. It’s your opportunity to step into the property market and stop paying rent! Of course, this doesn’t mean that you need to settle for a home that you don’t love but having realistic expectations can make the process a lot easier and pragmatic.
What we recommend to our first home buyers is to prioritise what we call “wow” factors. Rooms in your home that can really stand out. If you really enjoy cooking, make your kitchen the feature of your home. Equally, if you spend a lot of time in your living room and enjoy a vast library of books, then you can make this your featured area.
Your first home might just be your dream home, or it might be a rental property down the track, so be realistic when it comes to fixtures, fittings and more.
Budget expectations
If you are going to build your first home, it is important to sit down and work out your budget. How much are you willing to spend on the land? What must you have within the design of your home eg. 4 bedrooms, 2 bathrooms, double garage, Home Theatre etc? And do I really need that expensive cooking appliance or can I live with the standard appliances supplied?
Visiting our display homes is a great way to get a visual understanding of items that are part of our Standard Inclusions for any Single Builders home and items that will be non-standard. This will help you understand your budget and what you can afford.
If you put all of these items in a list, you will be a step closer to your perfect home, but making some realistic compromises along the way is a great start.
