Our 10 Stages Building Process

The building process is unique for every client depending on their wants and needs. However, the basic structure of how we work with clients is always based on the 10 main stages of the building process we have created and refined.

1: Display Home

Visit our display homes and say hello to our friendly New Home Consultants to start building your dream home today. We work with you to figure out your exact specifications and wants for your build.

Choose from one of our many house plans or custom design a plan to suit your vision with the help from the draftsman at D&C Projects. We can guide you to make the right decision for you between a custom design or choosing one of our many plans available.

2: Your Design

It’s time to personalise your design. Work with one of our New Home Consultants to personalise the design of your new home, you are allowed 5 revisions to the design. 

When you are happy with the design, we arrange different quotes with our preferred suppliers for the windows, air conditioning, kitchen etc... and our estimator compiles all this information in the form of your full quote. 

Once you have made the final decision, the preliminary plan is then drafted to a construction plan and sent off for engineering. 

Building contracts are drawn up and signed with the guidance of your New Home Consultant, Your plans are now ready to send to council.

3: Colour Consultant

Meeting with our Colour Consultant is next in the building process. You will meet with them to start your colour selection process. You have up to 6 hours with the Colour Consultant to give you enough time to pick your dream colours for your new build.  


Part 1
of the selections must be completed prior to construction plans being submitted to council. These selections are more focused on external choices such as bricks, roofing, windows etc.

Part 2 of the selections is to be completed before construction begins. These selections are focused on the internal aspects such as paint colours, kitchen appliances, flooring and fixtures.  

INTERESTING FACT: The Average build time is 24 weeks (From excavation to handover). 

4: Foundations

This is where things really start to happen! Once your plans are out of council (this can take 6-8 weeks) you will meet with your personal site supervisor with your approved plans. The site is then prepared and pegged out and the footings are dug! Plumbing pipes will be installed, and the slab is formed and poured.

5: Frames

Termite barriers are then installed and the frame is delivered. Wall frames and roof trusses are then constructed and windows and sliding doors are installed.  

6: Roof and Rough Ins

Time for the roof, whether colorbond or tiles! Brickwork commences at this stage. The Fascia and gutter are completed and the roof is installed. After this is what is called the ‘Rough Ins’ for the plumbing, electrical, air conditioning and carpentry. At this point you will meet on site with the trades prior to installation of any fixing requirements. 

7: Kitchen and Tiles

The kitchen is installed by either SMW or Pulse Kitchens. After this the waterproofing process begins and an on-site meeting will be arranged with the tiler to confirm tiling layout. Tiling will be completed after this meeting.  

8: Fix Out and Painting

At this stage in the process, the ‘Fix Out’ will be completed. This includes architraves, skirting and internal doors. 

Prior to the painting commencing there will be a prep week which will make the painting process easier and get the best result for your home. You will meet with the painter on-site to confirm all details and then the painting process will commence.

9: Fit Offs

‘Fit Offs’ are completed - this includes shower screens, mirrors, bathroom fixtures, plumbing items, wardrobe fit outs and electrical items. The remaining flooring and window furnishings are then installed. Then, after a meeting with your site supervisor to confirm your selections, your driveway and concrete paths will be poured. 

10: Hand Over

We’ve reached the end of the building process! A final 'Walk Through' will be organised with your site supervisor prior to the Handover. Your final account will also be issued for payment.   

Your home will have a final ‘Builders’ clean before you move in and then we will meet you at your new home to handover the keys!  

Hand Over

After you have moved into your dream home we will keep in touch for your 3 Month Maintenance! And then you get to simply enjoy your new home.
